City centre
Once declared dead, Vienna's city centre has re-established itself as a top location for companies since 2004: especially banks and service providers like lawyers or management consultants have chosen this district. However, this location has its prize: the inner city holds Vienna's highest rent level. Nevertheless, demand clearly exceeds supply, and the few new buildings that are about to be completed as well as the overall refurbished buildings have been rented out even before their completion, f.i. Schwarzenbergplatz 5, Hessgasse 1 or Neutorgasse 4-6.
Danube Canal
Still close to the centre, but not within the district Innere Stadt - which already makes it a bit cheaper -, banks and insurance companies have established themselves in Vienna's second district across from Schwedenplatz: the Uniqa Tower, the Raiffeisen Bank at the Danube Canal, the Erste Bank with the departments of Merchant Banking and Private Equity in Obere Donaustrasse. ING DIBA have their seat in the Galaxytower, which they share with the World Bank or the ASPECTA Lebensversicherung AG
Central railway station
Together with the new central railway station, a centre for a new office location is currently being constructed: after all, plans speak of about 550,000 square meters of office space around the former Südbahnhof (Vienna's second major railway station). The site is set to become the city's new financial centre. At the moment, there are talks held with potential investors.
One of the big tenants is already known: a plot located at "Wiedner Gürtel and Arsenalstraße" was sold to Immorent in the summer of 2007. The subsidiary of Erste Bank plans to erect the headquarters for the complete concern. In addition to the office spaces, commercial and service spaces are planned, as well as space for catering and health in the station area. Along with the retail and office projects, large spaces of the 59 hectare plot are intended for a housing area and approx. 5,500 flats.
