s Immo Invest is a stock exchange listed bonus share of Sparkassen Immobilien AG that distributes its annual proceeds (as per jouissance right, similar to obligations, according to §174 of the Companies Act).

The portfolio of s Immo Invest consists of office and business premises, as well as hotels in Austria, Germany and Central Europe.

s Immo Invest corresponds to a Real Estate Investment Trusts concept which becomes more and more popular in the USA, Great Britain and other European States. There is no legal basis for this in Austria yet. Real Estate Investment Trusts are a kind of direct assessment of real property, where unlike in established Austrian Real Estate joint-stock companies, the cash flow is distributed amongst shareholders.
Proceeds are not taxable on the organisational level; tax is levied from the shareholder only.

The Enterprise

Sparkassen Immobilien AG, owned by the Erste Bank Gruppe, is the most traditional real estate investment company in Austria. The company invests in a broadly dispersed real property portfolio in Austria, Germany and various countries in Eastern Europe.

Having issued the first real property stock listed on exchange, Sparkassen Immobilien AG founded a new assessment segment. Today, the company is listed with two different real property stocks on the Vienna Stock Exchange, a plough stock s Immo and a bonus share s Immo.
